The project consists of developing the plot of land which has full chanote title owned by Omega Design & Build (Thailand) Co. Ltd. The land is located in Karon Beach, Phuket, with all apartments affording views of the Andaman Sea & Karon Beach. Background
The development of this prime site nestled in the hills of Karon, with spectacular sea views & sunsets into the Andaman Sea consists of three phases:
Phase I – Karon View Residence Completed March 2003 This exclusive four bedroom luxury residence, designed & built to exacting western standards, includes fitness centre,

Location
Karon Beach is approximately 45 minutes from Phuket International Airport, on the southwest side of Phuket Island. Karon View Apartments are nestled in the hills overlooking the town & beach. They are just a short, downhill 10 minute walk away from all the supermarkets, restaurants, local markets, nightlife & entertainment.
Patong, the main town for shopping & nightlife is just 15 minutes away by Taxi.
Design
If you go back into Phuket’s history, or wander around the “Old Town”, you will see the Portuguese influence on Architecture.

Service & maintenance
For the ongoing service & maintenance charges of the properties, also known as ground rent, there will be annual charges incurred for the upkeep of the property to include the following: Gardens & landscaping Security Cleaning of terraces, Roof garden. Swimming pool & jacuzzi Shared areas & car parking Reception Painting of exterior & terraces every three years General maintenance & repairs These charges will obviously vary, and will be accounted for annually at cost, not as a profit making entity. These charges will be allocated based on the size of each apartment (both living area & balconies). The cost of these services for the first year 2005 are expected to be 43 baht/square metre/month.
Example annual ground rents for 2005 are:

1 bedroom superior apartment 80.5 sq m * 43 * 12 = 41,538 baht
2 bedroom superior apartment 107.1 sq m * 43 * 12 = 55,264 baht
